Central Pattana Residence continues its growth with new project launches worth a total of 16 billion baht


Central Pattana plc, Thailand’s No.1 sustainable real estate developer, under the vision “Imagining better futures for all,” and the developer behind Central shopping centres, residences, office buildings, and hotels nationwide, has announced that Central Pattana Residence has continued to grow steadily over the past 10 years. It is now one of the company’s core businesses, reinforcing Central Pattana’s Retail-Led Mixed-Use Development model. In 2025, the company will launch 9 new residential projects, both low-rise and high-rise, with a total value of 16 billion baht, led by the new luxury housing development “BAAN NIRADA Chaengwattana–Chaiyaphruek”, located in an expanding urban area to meet rising demand for upscale living. The company also plans to launch super premium housing and condominium projects within the Central Krabi mixed-use development, and build on this success with the upcoming launch of PHYLL Phuket 2 condominium, aligning with the expansion of Central Phuket’s Luxury Zone.

By the end of 2025, we will have a total of 51 residential projects across 21 provinces nationwide. Our expansion focuses on three key areas: 1) Bangkok; 2) Well-known Tourist destinations such as Phuket, Rayong, and Surat Thani, including new project launches alongside the Central Krabi shopping centre by the end of this year; and 3) High-potential cities like Chonburi, Khon Kaen, Nakhon Sawan, and Hat Yai.

Mr. Kree Dejchai, President, Residence of Central Pattana Plc., stated, “Central Pattana’s residential business has been successful in both high-rise and low-rise projects. Our high-rise ESCENT premium-class condominiums, located adjacent or close to Central shopping centres, have received excellent responses nationwide. Projects in Nakhon Sawan and Nakhon Pathom were fully sold out during presales, while locations such as Ubon Ratchathani, Nakhon Si Thammarat, and Phuket continue to show strong sales. We have also expanded the PHYLL super premium class condominium brand in Bangkok and key tourist cities. In the low-rise segment, the projects range from Premium to Super Luxury Class, and have also achieved strong success. Three projects expected to be sold out within this year include NIYHAM, BAAN NIRATI Bangna, and BAAN NINYA Kanlapaphruek. Additionally, this year marks the launch of a new luxury home project, BAAN NIRADA Chaengwattana–Chaiyaphruek.

For the 2025 plan, the company targets sales of over 7 billion baht, with 9 new residential projects—both low-rise and high-rise—worth a total of 16 billion baht, including:
  • Bangkok: Launching five new projects—BAAN NIRADA Chaengwattana–Chaiyaphruek, BAAN NINYA Ramindra 83, BAAN NINYA Krungthep Kreetha, BAAN NIRATI Chaengwattana–Chaiyaphruek, and PHYLL Phahol 59 condominium near the BTS line.
  • Central Phuket: Launching PHYLL Phuket 2 condominium, supporting the expansion of the shopping centre’s Luxury Zone.
  • Central Krabi: Unveiling the latest mixed-use development featuring super BAAN NINYA and PHYLL condominium.
  • Central Chonburi: Launching ESCENT condominium.

Mr. Kree added, “We are also expanding into the upper-end housing market, led by the ‘BAAN NIRADA’ luxury brand. Three projects— Utthayan Aksa, Ekkachai-Wongwaen, and Rama 2—have already launched and collectively achieved over 1 billion baht in sales.
